Choosing who builds your home is the biggest decision in the whole project, and it usually happens on the least information. Everyone sounds confident in the first meeting. These ten questions are designed to get past the pitch — ask them of any builder in Bangalore, and listen closely to how comfortably each is answered.
1. Will you give me a detailed BOQ before work starts?
A bill of quantities that names every material, brand and quantity is the single most protective document in a build. It locks your price and removes the "we'll figure it out later" that becomes a cost overrun. If a builder resists putting one in writing, that's your answer.
2. Is the team in-house, or do you subcontract?
An in-house team — architects, engineers, supervisors and skilled labour on the builder's own payroll — means one party is accountable end to end. Heavy subcontracting is where quality slips and blame gets passed. Ask who will actually be standing on your site.
3. What warranties do you put in writing?
Verbal assurances age badly. A serious builder commits to a structural warranty and a waterproofing warrantyin the contract. Ask for the years and the scope, on paper.
4. Can I see the site during construction — remotely too?
You should be able to watch your own home go up. Scheduled site visits are the minimum; live CCTV you can open on your phone is the real standard, and it matters enormously if you'll be away during the build.
5. Will you handle approvals, or is that on me?

6. Can I visit a home you're building right now?
Finished photos are easy. A live site is the truth — you see the quality of work when nobody's staged it. A confident builder will take you to one.
7. Who is my single point of contact?
"Everyone" means no one. You want one named engineer or manager who owns your project and answers the phone. Ask for the name and how you'll reach them.
8. How do you handle changes mid-build?
Changes happen. What matters is whether they're documented and re-priced transparently against the BOQ, or absorbed into a vague "adjustment" you'll only understand at the end. Ask to see how a change order works.
9. What exactly is — and isn't — in your quote?
Many disputes come from a quote that quietly excluded compound walls, overhead tanks, electrical fixtures or finishes the owner assumed were included. Ask for the exclusions list as plainly as the inclusions.
10. Can you show me reviews and past clients?
Real builders have a trail — Google reviews, named projects, families willing to vouch. A builder proud of their work makes it easy to check. One with nothing to show is asking for a lot of trust on no evidence.
